Job Role

To provide Pre-Development Planning and Management services to the business, measure progress against goal and ensure senior management is kept up to date with all aspects of the project.

Key Deliverables

Set a clear goal – Planning & Pre Development

  • Provide Construction Programmes from Tenders packages and allocated projects

  • Work closely with Contract Managers and Senior Project Managers

  • Interface with our Design, Steel and Cladding Managers

  • Compile Tender stage Method Statements as required

  • Carry out site visits with the Operations teams

  • Establish project plan

  • Understand client brief & expectations and manage accordingly

Provide & Manage Resources

  • Develop and Implement programmes & project plan

Measure Progress

  • Measure achievement against project plan & programme

  • Identify early variations or issues

  • Adhere to change control requirements

 

Main Duties and Responsibilities

Understand specified & contractual requirements

  • Tender handover meeting with project team – assess potential risk and opportunities to be identified

  • Project team to examine & question the contract documentation to establish a thorough understanding of the contract requirements and obligations

  • Internal contract review and project strategy seminar

Establish Project Plan

  • Construction programme & method statement – resourced and to include key design inputs of sub-contractors.

  • Early Information required schedule

  • Temporary works schedule (TWC desirable but not essential)

  • Monitor Safety & environmental plan

  • Monitor Quality plan

  • Resources and admin plan

Implement & develop project plan

  • Review tender programme logic & resources. Consider alternative construction methods & materials, develop programme required under the contract.

  • Establish commercial strategy, buying schedule & targets, Measurement, and value recovery, including change identification control and value recovery.

  • Establish financial controls & monitoring systems, including cash flow monitoring, cost measurement and control.

  • Implement and develop site safety & environmental plan

  • Implement and develop site quality plan

  • Confirm resources roles & responsibilities

  • Establish contract administration systems

  • Review progress in internal & external progress & commercial meetings

Measure achievement against project plan identify & record variation, recover value

  • Maintain “as built” records and programme along with the Contract Managers & Project Managers, Monitor planned against actual progress.

  • Prepare & review monthly short term programmes on a rolling 2 week period with the Construction Director & attend team meetings

  • Monitor change identification & value recovery systems

  • Audit safety & environmental plan

  • Audit quality plan

  • Review resources and contract administration

Measure Client Satisfaction

  • Monitor correspondence, progress meetings, formal and informal contacts / feedback

  • Post contract review meeting

Qualifications/ Experience and Competencies Required

  • Proficient with all Microsoft packages including Project which is mandatory

  • SMSTS / SSSTS

  • TWC (desirable but not essential)

  • CSCS
